Other Charges and Considerations

Advance Payments:  First month's rent, plus a security deposit (the amount depends on the transaction and the tenant's creditworthiness).

Tenant Creditworthiness:  Landlords, in order to assess tenant creditworthiness and the security deposit they will require, will require current corporate tax returns and/or other equivalent supporting financial information, as well as business references.

Liability Insurance:  Required; must be in place before occupancy.

'Good Guy' Clause:  Requested and typically required.

Annual Rent Increases:  Landlords require annual rent increases (escalation), using various methods -- fixed percentage/yr; CPI; building labor and/or direct operating and/or heating expenses; various other.

Rent Concession:  On multi-year leases, Landlords typically grant a period of free rent to accommodate expenses the tenant incurs moving into and building the space; the length of this period is negotiable.

Landlord Work:  Landlords deliver/turn over space to the tenant in various conditions: as-is; as a clean white box; pre-built to the building standard; built to the tenant's specifications; other. This area is negotiable.

Landlord Work Letter:  On longer multi-year leases, Landlords sometimes provide the tenant with a 'work letter' of so many dollars/SF which the tenant uses to offset direct construction expenses; the tenant is responsible for building the space to their own requirements.
